Special Assessments
Schnitker & Associates also performs special assessment appeals on behalf of property owners who want to appeal municipal special assessments.
Few people appeal special assessments. Most let the government levy excessive special assessments. We have a proven track record of appealing their assessments and making cities comply with the law.
What nearly all cities do is levy these special assessments without regard to the economic benefit your property receives. They often say they are paying part of the assessment so it is fair. Sometimes they say only a few people have complained so it must be fair. This is all nonsensical because these are invalid excuses. The rule of law says they cannot assess you more than the amount the improvement increases the value of your property.
An appeal can be complicated but can pay big dividends. Schnitker & Associates does many of these appeals on a percentage basis, where we get paid a percentage of the assessment reduction. Our clients have to pay filing and appraisal costs up front, but not for our hourly fees unless we agree otherwise.
